Lendlease’s Docklands build-to-rent tower reaches full height
Lendlease’s latest build-to-rent development has topped out at 899 Collins St, marking a major construction milestone for the 24-storey waterfront project in Docklands.
Delivered in partnership with Nippon Steel Kowa Real Estate and Tokyo Tatemono, the development will provide 499 rental apartments spanning studio, one-, two- and three-bedroom configurations.
The tower is being built within Lendlease’s Victoria Harbour precinct and is expected to welcome its first residents in early 2027.
Planned resident amenities include a 25-metre heated outdoor pool overlooking Victoria Harbour, a rooftop barbecue area, sauna, steam room, gym, co-working lounge, home theatre, pet spa, podcast studios and private dining rooms.
The project will also deliver Bourke Dock, a new waterfront public park comprising 1000 square metres of open space and a major public artwork by First Nations artist Reko Rennie.
The all-electric development is targeting a 5-Star Green Star Building rating and a 7-star NatHERS rating.
Lendlease development chief executive Claire Johnston said reaching full height represented an important milestone for the project and its partners.
“We’re proud to be partnering with NSKRE and Tokyo Tatemono to deliver 499 new homes for Melbourne, increasing housing choice in a well-connected waterfront location while reflecting continued confidence in Australia’s growing build-to-rent sector,” Ms Johnston said.
The project represents Nippon Steel Kowa Real Estate’s first entry into the Australian market and Tokyo Tatemono’s first rental housing development investment in Australia.
Lendlease is acting as developer, builder and investment manager for the project. The company has more than 4600 build-to-rent homes either under management or in development across Australia and the United States.
